BJ'S LIQUORS, MT AIRY - 2016

Liquor store owner approached looking for space – signed 60 day consulting contract. Found location, negotiated lease, relocated liquor license. Handled site plan approval and permitting, handled customized build out as general contractor – all the way through to moving inventory from storage and on to shelves.

UPPER DECK BAR & RESTAURANT, MT AIRY - 2016

Business consultant facilitating sale and purchase of ongoing concern – Upper Deck sports bar. With exclusive contract, found buyer for restaurant within 3 days and coordinated sale that closing took place within 90 days. (Entire process was handled confidentially.) Project included transfer of liquor license, new lease arrangements, transfer of business ownership.

ILLIANO PLAZA, HAMPSTEAD - 2007

Consulted with existing property owner (J&P restaurant) to purchase neighboring properties and expand into multi-million dollar shopping center. Client had plans and approvals to add just one commercial property – Illiano Group repurposed entire project to maximize commercial opportunities – concluding with several commercial buildings, housing up commercial tenants. Assisted with leasing by finding tenants including Rita’s, pharmacy, liquor store.

Purchased commercial property. Renovated as a J&P restaurant (handled permitting etc) . Operated restaurant for 2 years then sold restaurant as a turn-key operation to current owner.

DAMASCUS COMMUNITY BANK, MT AIRY - 2006

Purchased residential property located in the middle of busy commercial stretch. Signed lease with bank. Bank handled engineering/architect – Illiano handled approvals. Unique challenges for property including retaining wall to level property. After 2 years, sold property to DCB.

MT AIRY VETERINARY ASSOCIATES. 2008

Approached by Drs Amy and Alan Stader to develop commercial property they had purchased. Developed residential building at front, built brand new veterinary office in back. Handled zoning and special appeals to maximize use of space on site. Liaison with neighboring commercial property to improve entrance/exit for both properties. General contractor on both buildings. Took clients from original concept all the way through to move-in. Ongoing property management and rental of front building (in 2016 secured 20 year lease with BJ Liquors see above).

MOUNT AIRY ANIMAL HOSPITAL - 2006

1310 S Main St was a residential home. Total renovation of property, enabling conversion from residential usage to the new location of the Mount Airy Animal Hospital. Developmental responsibilities included project management throughout, local planning
and zoning, exterior renovations, interior renovations and landscaping. Zoning and special appeals approvals, addition, gen contracting. Sold to Dr Chaconas, Business remains in operation on same site today.

CARTERQUE RESTAURANT, MT AIRY - 2008

Purchased old Bank of America building – developed and expanded building for restaurant space (includes everything from grease traps to exhaust vents). Upon completion, property sold to restaurant owner who had previously been a tenant – that restaurant continues to operate successfully through today. Managed project in-house.

Property purchase with existing tenants including sports bar upstairs. New roof, A/C and other renovations to historic building. Build outs for various tenants, including restaurant – transferred into condo units. At time of purchase total rental income of $7k, within two years had doubled to over $14,000.

MAIN ST PLAZA, MT AIRY - 2004-2007

Development of high-profile commercial property, former location of Jones Motors / Century Dodge. Project management throughout, including local planning and zoning, building and site plan approval process and the construction of the new bank building.

Land lease of (old Jones Motors/Century Dodge) pad site to Bank of America – bank covered all costs. At the time was highest pad site lease deal in Carroll County, 5th in Maryland, top 20 in nation.

Main St Plaza. Engineering/architect. Financing of construction. Approvals/consultation with town of Mount Airy for aesthetics inside and out. Completed at height of economic crisis and filled consistently with top-tier retail and office tenants through to today being consistently close to 100% leased.

Project included the moving of the residential property now on 1401 – that with expansion now houses Dunkin Donuts and The Mount Airy Inn. Maximized commercial development of site to allow highest amount of rental space (including retail in basement), parking etc. Visit the site and you will also notice sidewalks throughout (including walkway down to WalMart center) and that all utilities are buried.

Purchased 2 residential and one commercial property corner of Ridgeside Drive and E Ridgeville Blvd.

Agreements with tenants to pay development fees, long term lease. Then built Ridgeville Plaza, with Subway, tanning salon, office space.
